What You Submit
Hotel Appraisers & Advisors (HA&A) will review key deal criteria and data sets to help you vet and rank hotel acquisition and/or development opportunities. You’ll submit:
- Offering Memorandum PDF or deal room link (or key extracted fields)
- Trailing 12-Month P&L actual performance (for existing hotels)
- Financial Proforma (for proposed hotels)
- Annual and Monthly STAR Reports / CoStar Data / Kalibri Trendline (if available)
- Assumptions: renovation/development plan; management structure; price/cost guidance; exit thesis
What You Receive
Within 72-hours you will receive a Triage Memo commenting on:
- Deal Snapshot: pricing/cost; facility program; and comments on underwriting documents
- Risk Flags: preliminary comments on revenues; expenses; capex/cost; labor model; insurance/tax traps
- Value-Creation Levers: identify 3-6 opportunities most likely to move NOI and value
- Next Phase Checklist: a summary detailing exactly what to request and analyze next (data + questions)

Home2 Suites – La Crosse, Wisconsin
Hotel Development Success Story

The Home2 Suites La Crosse is an upper-midscale, extended-stay, 107-room hotel located in downtown La Crosse, Wisconsin. Despite the developer’s original plans to develop an independent, boutique hotel, HA&A recommended pivoting to a Home2 Suites branded chain hotel. The developer eventually pursued this recommendation and created significant wealth for their family office and other investors who participated in the deal.
HA&A was engaged to provide preliminary brand advice and sizing guidance. Then the client asked for an investor-grade evaluation. Eventually we also provided a full narrative feasibility study for a vacant development site in downtown La Crosse, Wisconsin. The landowners did not have hotel experience but had substantial local real estate experience and knowledge. They wanted our expert advice on what to do with this additional parcel they owned. Our work included:
- Preliminary Triage Advice – A high-level review of local hotel supply and market conditions led us to a preliminary recommendation to consider a new-construction Home2 Suites by Hilton.
- Investment-Grade Analysis – Next, the developer and their investors asked us to analyze supply and demand trends in greater detail, project hotel performance, and make facility program recommendations. This deeper dive confirmed our brand recommendation with detailed performance projections.
- Full Narrative Feasibility Study – During the design process, prior to finalizing loan documents, the developer retained us to develop a full, narrative hotel feasibility study that was shared with equity investors and lenders as part of the underwriting process.
Based on our recommendations, this client was able to accelerate their development plans. The hotel stabilized by the end of its second year of operations. The project earned the developer in excess of $1 million per year in operating profits for over five years before they sold the hotel for an additional profit well in excess of their original investment.
