Home2 Suites – La Crosse, Wisconsin

Hotel Development Success Story

The Home2 Suites La Crosse is an upper-midscale, extended-stay, 107-room hotel located in downtown La Crosse, Wisconsin. Despite the developer’s original plans to develop an independent, boutique hotel, HA&A recommended pivoting to a Home2 Suites branded chain hotel. The developer eventually pursued this recommendation and created significant wealth for their family office and other investors who participated in the deal.

HA&A was engaged to provide preliminary brand advice and sizing guidance. Then the client asked for an investor-grade evaluation. Eventually we also provided a full narrative feasibility study for a vacant development site in downtown La Crosse, Wisconsin. The landowners did not have hotel experience but had substantial local real estate experience and knowledge. They wanted our expert advice on what to do with this additional parcel they owned. Based on our recommendations, this client was able to accelerate their development plans. The hotel stabilized by the end of its second year of operations. The project earned the developer in excess of $1 million per year in operating profits for over five years before they sold the hotel for an additional profit well in excess of their original investment.
